Türkiye sees strong growth in house sales in August, despite drop in foreign purchases

Türkiye recorded 143,319 house sales in August 2025, marking a 6.8% increase compared to the same month last year, the Turkish Statistical Institute (TurkStat) reported on Tuesday.
The provinces with the highest number of house sales were İstanbul (21,814), Ankara (12,419), and İzmir (7,695), while the lowest sales were in Ardahan (49), Bayburt (105), and Tunceli (138).
During the January–August period, house sales in Türkiye rose 21.3% year-on-year, totaling 978,070 units.
In August, 19,712 mortgaged house sales were recorded, a 45.2% increase compared to the same month last year. Mortgaged homes accounted for 13.8% of all house sales in August. Between January and August, 141,227 mortgaged homes were sold, up 84.6% from the same period in 2024.
Of these, 4,709 were first-time sales in August, and 33,593 were first-time sales in the January–August period.
Other house sales (non-mortgaged) totaled 123,607 in August, up 2.5% year-on-year, representing 86.2% of total sales. Between January and August, 836,843 other house sales were recorded, a 14.7% increase compared to last year.
First-time house sales in August rose 4.8% to 43,916, accounting for 30.6% of all sales. In the January–August period, first-time sales reached 295,524, a 15.4% increase year-on-year.
Second-hand house sales climbed 7.8% in August to 99,403, making up 69.4% of all sales. For the January–August period, second-hand sales increased 24.0% to 682,546.
House sales to foreigners fell 19.8% in August compared to the same month in 2024, totaling 1,810 homes, or 1.3% of all sales. The provinces with the highest foreign purchases were İstanbul (671), Antalya (576), and Mersin (123).
For the January–August period, 13,077 houses were sold to foreigners, down 13.2% from the previous year. Russian citizens led foreign purchases in August with 283 homes, followed by Iran (155) and Germany (118). (ILKHA)
