Türkiye’s housing market booms in June with over 107,000 sales

Türkiye’s housing market continued its strong upward trend in June 2025, with 107,723 houses sold across the country, marking a 35.8% increase compared to the same month last year, according to new data released Thursday by the Turkish Statistical Institute (TurkStat).
The provinces recording the highest number of house sales were İstanbul (17,656), Ankara (9,428), and İzmir (5,987). At the other end of the spectrum, the lowest figures came from Ardahan (38), Bayburt (62), and Hakkari (81).
From January to June 2025, a total of 691,893 houses were sold across Türkiye, representing a 26.9% rise compared to the same period in 2024, demonstrating robust activity in both urban and regional housing markets.
Mortgaged home sales witnessed a significant surge in June, increasing 112.6% year-on-year to reach 14,484 units, accounting for 13.4% of all transactions. Over the first six months of the year, mortgaged sales totaled 103,090, up 100.5% from the previous year. Of these, 3,384 units in June and 24,446 units between January and June were first-time sales.
The bulk of June’s transactions were made through non-mortgaged sales, totaling 93,239, up 28.6% annually. These sales constituted 86.6% of all home sales in the month. From January through June, non-mortgaged sales climbed to 588,803, marking a 19.3% increase year-on-year.
First-time home sales rose 32.0% in June to 33,569, making up 31.2% of all sales. Over the first half of 2025, these reached 207,624 units, an increase of 19.8% over the same period last year.
The market for second-hand homes also saw a significant expansion, with 74,154 sales in June — a 37.6% increase year-on-year — accounting for 68.8% of the total market. Between January and June, second-hand transactions jumped 30.3% to 484,269 units.
In June, sales to foreign buyers in Turkey increased by 8.7%, reaching 1,565 units, which accounted for 1.5% of the total monthly sales. The most sought-after provinces for foreign purchasers were Antalya, with 603 sales, followed by İstanbul with 521 sales, and Mersin with 128 sales.However, in the January–June period, foreign sales declined 10.6% year-on-year to 9,354 units.
In terms of nationality, Russian citizens led foreign home purchases with 326 units in June, followed by Ukrainians (111) and Iranians (109), continuing the trend of strong demand from Eurasian markets.
With mortgage activity doubling and strong domestic demand pushing both new and second-hand sales, Türkiye’s housing market shows signs of resilience and sustained growth in 2025, despite macroeconomic headwinds and global uncertainties. (ILKHA)
